How Our pricing works
Understanding the Life Care Model
Choosing a senior living community is not only about lifestyle and care. It is also about understanding how pricing works over time.
At East Ridge Village at Cutler Bay, we are a Type A Life Care Community, also known as a Continuing Care Retirement Community (CCRC). This means residents enter through Independent Living and secure access to a full continuum of care within one community, with more predictability in future costs.
What Is a Type A Life Care Contract?
A Type A contract is the most comprehensive senior living contract available. It is designed to provide residents with lifetime access to multiple levels of care, all within one community, at a more predictable monthly cost.
This model helps residents plan ahead rather than face the full market cost of care later.

What Is Included?
Residents enjoy an active, maintenance-free lifestyle in their own residence, along with access to community amenities, dining, social programming, and campus services.
If additional help is needed with daily activities such as bathing, dressing, or medication management, care is available on campus.
If a higher level of care becomes necessary, whether for short-term rehabilitation or long-term nursing support, residents have priority access within the same community.
If applicable, residents may also have access to memory support services without needing to leave the familiarity of campus.

Why This Pricing Model Matters
One of the greatest advantages of a Type A Life Care contract is that future healthcare services are included at little to no increase above the standard monthly fee.
This provides:
– Predictability in long-term costs
– Protection against rising healthcare expenses
– Peace of mind for residents and families
– Priority access to higher levels of care
In other words, residents are not paying full market rates if they later need Assisted Living or Skilled Nursing. They have already planned ahead and are paying a discounted, more secure rate through their Life Care contract.

Comparing Life Care to Market-Rate Senior Living
When seniors move into a traditional rental model, monthly costs often increase significantly if care needs change.
A Life Care model works differently. It allows residents to begin in Independent Living while securing access to future care at a far more predictable cost structure.
The chart below compares typical market-rate senior living costs with the pricing structure at East Ridge Village. While Independent Living alone may appear lower at first, the Life Care model provides far greater predictability if care needs change.

Long-Term Value for Residents and Families
Healthcare costs can rise substantially over time. A Type A Life Care contract helps residents and families plan with more confidence.
This allows residents to:
– Plan financially for the future
– Preserve assets
– Avoid relocating to another community
– Stay in familiar surroundings
– Maintain continuity of care and relationships
For many families, this makes Life Care one of the most secure and comprehensive retirement living options available.

Why Families Choose East Ridge Village at Cutler Bay
At East Ridge Village at Cutler Bay, residents are not simply choosing a place to live today. They are choosing a community that supports them through future stages of care as needs change.
That is what makes Life Care different. It combines lifestyle, support, and long-term financial planning in one established Life Plan Community.
